- Stamp duty (24%)
Each of these factors adds pressure, making the idea of moving feel overwhelming — even when it’s something a family really wants or needs to do.
The Stamp Duty Challenge
One of the standout barriers is stamp duty. Almost a quarter of would-be movers said this tax was a key reason they didn’t move. For example, if a family is looking to buy a home worth £400,000, they’ll face an additional £10,000 in stamp duty — a significant cost before legal fees, surveys, and moving expenses even come into play.
A Lack of the “Right” Homes
Another major challenge is simply finding the right property. Whether it’s growing families needing more space, older buyers looking for step-free access, or anyone trying to find an affordable home in the right location — the right options just aren’t always available.
The Process Still Feels Too Stressful
And it’s not just about cost or stock. 35% of people said the stress of moving itself was enough to put them off. The current system can feel slow, uncertain, and unnecessarily complicated — something the industry and policymakers alike are being urged to address.

- Reviewing and potentially reducing stamp duty
